CHANGES FROM 1
OCTOBER 2008

From 1 October 2008 there are
important changes regarding Energy
Performance Certificates:

Rented properties: -

When renting a property to a
new tenant after 1 October
2008, landlords are required to
produce an EPC to the tenant.

An EPC is not required for any
property, which is occupied
before 1 October 2008 and
which continues to be
occupied after that date by
the same tenant.

Landlords are not required to
produce an EPC when an
existing lease is renewed or for
dwellings in multiple
occupation.

A tenant cannot legally move
into a property after the 1
October 2008 until an EPC has
been produced.

EPCs produced for rental
properties will be valid for 10
years from the date of
production and can be reused
as many times as required
within that period.

As a Letting Agent, we will of course arrange for an approved assessor to issue an EPC, if instructed to do so.
